What you build a property out of, is just as important as how it is built.
Manora Village Hua Hin has required regulatory approvals from the local Authority Planing Department in Hua Hin (for planning approval), and Building and Construction Authority (for building plan approval, structural plan approval and building permits). All Manora Village plans, construction drawings and building permits have been passed and approved by the local Authority Planing Department of Hua Hin. Our Villas are built to a high specification using only top quality materials.

FOUNDATIONS
A foundation is the foremost most essential part of a building. A foundation is a structure that transmits loads from a building to the ground. In Manora Village the foundations extend underground, set deep into the earth maintaining a strong solid foundation for all our Villas. The foundation is the most important part of a building. It solidifies the building and maintains the base of the structure. For each pillar of our villas we have pushed 5 m piles deep into the old soil so that we can garantee stability of each villa.

MAIN STRUCTURE 
All interior and exterior walls are built using Hollow Bearing Concrete Blocks, this type of block gives strength to our Villas and to maximise insulation in warm conditions, we have choosen this type of block against the more traditional brick used in Thailand giving a wall thickness of only 8-9 cm, the walls at Manora have a thickness of 20 cm therefore our Villas are built to the highest standard.

ROOF STRUCTURE
The roof structure consists of a steel frame construction covered using high qualitiy C-Pac Monier Roof Tiles.
For the roof overhang and Terrace Ceilings we use Shera Wood.
Shera wood is an artificial wood, one of the most innovative products available, resistant to fire and any insects. Its authentic wood grain texture gives your home a classic contemporary taste .

ROOF INSULATION
Under the roof tiles we use a high quality Aluminum Foil. The toughness and abrasion resistance of the foil insulation makes it ideal, offering excellent resistance to water, corrosion, and thermol temperatures.
Foil Insulation is installed to create a Reflective Radiant Barrier. This method of installation is typically used in very warm climates for residential homes. When installed in the roof structure, Foil Insulation reflects the hot sun rays away, keeping the inside of your home cool and dry.

TINTED GLASS DOORS AND WINDOWS All windows have 6 mm tinted glass, all glazed doors have 8 mm tinted glass. Tinted glass dramatically cuts glare and heat from the sun (solar gain) yet only slightly reduces the amount of light admitted into your home. Where sun can cause fading or damage to such as fabrics and paints. Solar gain is the amount of energy that a building absorbs due to solar energy striking its exterior and conducting to the interior or passing through windows and being absorbed by materials in the building. Manora Villas have been designed to minimize solar gain, by using hollow bearing concrete blocks, roof insulation, tinted glass and roof ventilation.

ALUMINUM SLIDING DOORS
Special high quality aluminium doors, having a wood pattern to match the wooden windows, also to the inside will have mosquito netting sliding doors.
We use the aluminum sliding doors for the main entrance and in some of the villas also for the kitchen door or for the master bedroom door to the terrace.

TEAK WOOD
Teak Wood is a top qualitiy and very expensive hard wood used in Asia, in the Villas it is used for the Floors, staircases, banisters, doors, windows, skirting and terrace railings. Hardwoods are a timeless product, more attractive and durable than the softwoods. In general, softwoods are less preferable material-weaker, less durable and with fewer grain characteristics than hardwoods.




 
Teak Wood:
Doors, door frames, architrave door frames, windows, window frames, window architrave wooden seals, wooden skirting 4" in all the rooms, terrace railing and for our Villa Royale also the whole staircase and 2nd floor

ROOF CEILINGS
Manora Ceilings have a gypsum suspension system design, this type of design is good for cutting down noise transmission particularly airborne sounds such as speech and music. The ceilings in the bedrooms and living room will have a 1 step design to add to its characteristics, and an overhead fan to the center of the step design, all ceilings will be fitted with a down light system with dimmer switches.

PEST CONTROL
 Under the Villas we have installed a Pest Control System, with a net work of perferated pvc pipes to protect the Villas from termites and ants etc, the pest repellant is pressure feed into pipes located on the outside wall and then inturn sprayed under the Villas from the perferated pipes.

SAND WASH
 Sand Wash is one of the most and enduring decorative concrete finishes, exposed aggregate uses the texture of very fine stone in the concrete to embellish the surface. In this technique, concrete is placed and floated as normal. The select stone and cement mix is cast over the fresh surface and embedded prior to setting of the concrete. Washing and brushing follow to remove the mortar from the surface, fully exposing the natural color and texture of the stone.
Sand wash will be applied to the the bottom of the outer walls and to the pillars in front of the terrace.

UNDERGROUND WATER STORAGE TANK & SEPTIC TANK
A septic tank system (Black Tank) is a highly efficient, self-contained, underground wastewater treatment system. Because septic systems treat and dispose of household wastewater onsite. Septic systems are also simple in design, which make them generally less to maintain. And by using natural processes to treat the wastewater onsite.This normaly needs empting approx every 5 years. Each Villa will also have its own Water Storage Tank of 3,000 L (Blue Tank) and the water is directly supplied from the Water Department of Hua Hin, we also have installed the water tank as a security measure should there be a breakdown in water supply for any reason by the Water Department Hua Hin.

WATER PUMP
A water pump is installed at each Villa, this is used to pump water from the water tank to the Villas water system, and the pump will sustain a good pressure at all times, which is completely automatic.

GARDEN DRAINAGE SYSTEM
Around the inside of the perimeter wall, each Villa will have a drainage system, which is conected to the Village main drain system, this is to prevent flooding to the garden area especaily in the rainy season.

ELECTRICITY SUPPLY
Each Villa will have 3 phase earthed electric plus a circuit breaker for additional security, the Villas wiring will be installed within the walls protected in pvc piping this also allows easy rewiring if and when necessary.(Not as in some cases in Thailand with the wiring being exposed and unprotected as shown below).
